Third-Party Quality Assurance
Third-party inspections and quality control give owners an independent, objective view during construction. Free from contractor bias, these evaluations focus on protecting long-term roof performance, warranty compliance, and asset value by identifying issues early and verifying work against project specifications. We help you avoid costly oversights and make confident, informed decisions.

When you write a book, editors proofread it for errors. This isn’t because you’re a bad writer, it’s because you can easily miss details when you’re so deeply engrossed in a large undertaking such as a book. The same can be said of a roof. Think of Elements Management as the editor. We act as a second set of eyes in offering third-party quality control on your roof construction project. So often owners rely solely on the roofer to complete the project, and no one realizes that a detail has been missed until it’s become a huge issue. That’s like putting all your eggs in one basket on a project that costs hundreds of thousands of dollars to install, and potentially thousands more to repair.

A third-party inspection is an independent evaluation of the work being done on a roof during the construction process. The inspector’s role is to ensure that the work being done meets the relevant building codes and standards, as well as the specifications outlined in the construction contract. It's important to note that the inspector is not responsible for the supervision of the contractor or the construction process. They are there to evaluate the work done and report any issues. The contractor remains responsible for the work and the construction process.

Third-party quality control monitoring gives you an experienced representative who can work out details with the contractor, architect, and warranty inspector, as well as ensure compliance with roofing specifications and coordination of the roofing project as it relates to the project from start to finish. Additionally, the inspections can help to ensure that the work being done is of high quality and meets the standards outlined in the construction contract. They can also help to protect the property owner or developer from potential liability issues.
During each inspection,
we verify that:
• The roofing materials comply with approved submittals.
• The roofing meets the requirements of the specification and plan details.
• The roofing is installed according to the manufacturer’s specifications and recommended quality control.
• Coordinate with the manufacturer to conduct final inspection and close-out documents.

Our detailed reports are time-sensitive to allow for early detection of potential issues and to provide opinions and recommendations for:
• Unforeseen conditions and circumstances
• Change orders
• Quality control
Independent roof inspections can provide several benefits, including:
Objectivity:
-
An independent inspector has no vested interest in the outcome of the inspection and can provide an unbiased assessment of the roof's condition.
Peace of Mind:
-
An independent roof inspection can give property owners and managers confidence that their roof is in good condition or identify any issues that need to be addressed.
Insurance:
-
An independent roof inspection may be required by your insurance company to prove that your roof is in good condition, so you can avoid any issues with claims in the future.
Expertise:
- A professional inspector has the knowledge and experience to identify potential issues and evaluate the overall condition of the roof.
Prioritizing & Budgeting:
-
An independent roof inspection will give you a clear understanding of the condition of your roof, and any repairs or replacements that need to be made, which will help you prioritize the work and budget for it.
Improved Quality Control:
- Third-party inspectors can provide an independent evaluation of the construction process to ensure that the work is being done to the specified standards.
Cost Savings:
-
Third-party inspectors can identify potential issues early on, which can prevent costly mistakes from being made later.
Compliance:
-
Third-party inspectors can ensure that the construction project is in compliance with all relevant codes and regulations.
Increased Safety:
-
Third-party inspectors can ensure that safety protocols are being followed to protect workers and the public.
Improved Communication:
-
Third-party inspectors can act as a liaison between the owner, contractor, and other stakeholders to improve communication and resolve disputes.
Elements Management will perform regularly scheduled and as-needed site inspections throughout the duration of construction, acting as your second set of eyes. We will review the work being done at various stages of the construction process, checking for compliance with building standards and identifying any potential issues or defects in the work. Each site inspection is followed up with a detailed field report, complete with photographic evidence that relates to a site plan and a list of concerns and their associated repair recommendations. We have only one priority: our client's best interests.

Throughout the course of the periodic site visits, we keep track of the project’s progression and answer any questions that may arise. In some cases, a specified material or an anticipated condition is not what was expected, and a change is needed. We facilitate resolutions as well as document the issues and resolved conditions. We help you to navigate these hiccups to keep the project on track and on time. Toward the end of the project, we’ll perform what’s called a “punch list inspection”. In this, a list of items to address prior to the completion of the project is compiled for the general contractor.

Independent inspections are not about finding faults—they are about protecting your investment and ensuring the work is done right the first time. With contractor-neutral evaluations, detailed documentation, and a focus on long-term performance, Elements Management helps owners and managers reduce risk, preserve warranties, and plan with confidence.
