Roof Asset Management

A roof asset management plan involves annual scheduled inspection reports that provide photographs, detailed written assessments, cost-effective maintenance plans, repair or replacement solutions, and cost estimates for any recommended solutions. These reports can also identify your roof's estimated life expectancy and offer recommendations to extend it.

Commercial roof leaks can disrupt operations, damage equipment and inventory, and even put tenants at risk. A yearly comprehensive roof inspection gives you objective, expert insight into the condition of your roof so you can plan repairs, maintenance, or replacement before costly problems develop. Even minor punctures in the membrane can lead to wet insulation, interior leaks, and structural damage if left unaddressed. Our inspections identify early signs of deterioration, evaluate roof history and current conditions, and provide clear recommendations to help you extend roof life, reduce costs, and protect your investment.
Why Annual Roof Inspections Matter
-
Detect high-risk conditions before they become expensive failures
-
Establish a baseline for proactive maintenance
-
Maximize budget planning with objective criteria
-
Extend the lifespan of the roofing system
-
Minimize business disruption and unexpected repair costs
Most roofing manufacturer warranties require third-party annual inspections. Repairs, if not done to exact manufacturer specifications, can void the warranty as well.

Did you know?
Why trust an
Elements report?
We operate with complete independence, ensuring our recommendations are always in your favor.

Our unique reports rely on a three-pronged approach.
The findings can easily be cross-referenced between a detailed roof plan, confirmation photos, and a prioritized chart of issues, their recommended repairs, and the expected pricing or warranty coverage. This means that our reports do not require prior roofing knowledge to understand and can be handed directly to roofers for repairs.
Free inspections from roofing contractors can seem like a good deal- but they're often tied to selling repairs. These inspections oftentimes focus only on reactive maintenance and miss repair opportunities to prevent leaks down the line.

Our inspections are trusted by large management firms across full portfolios because we go beyond a visual check—we review existing warranties and building records, provide price estimate ranges for comparison against contractor quotes, and deliver a comprehensive report complete with photos, detailed roof plans, and documented inspection results. Our reports also help fulfill annual inspection requirements for many roofing system warranties.

Most importantly, our maintenance and repair recommendations are tailored to the roof’s remaining useful life and your long-term plans for recovery or replacement. We’re here to help you make smart, cost-effective decisions that protect your assets today and plan for tomorrow.
1 Priorities Chart
The priorities chart gives a breakdown of the existing condition, its recommended repair, priority ranking, and the confirmation photo number that can be found in both the photos section of the report and on the plan.
2 Repair Plan
The repair plan gives the exact location on the roof where the existing condition can be found. The number marked on the roof corresponds both to the photographs and the priorities chart.
3 Photographs
The photographs make it easy to identify the listed conditions once on the roof. The numbers are marked where the photo was taken. A visual comparison makes it easy to determine if repairs were made.

A proactive roof maintenance strategy built on annual inspections will always outperform reactive “leak repairs.” Waiting until water enters the building not only shortens the life of the roof but also increases long-term costs.
Our clients use our expert assessments to prioritize projects, control capital spending, and inform portfolio-wide decisions, including due diligence for acquisitions. With the right preventive maintenance plan, your building operates more efficiently, experiences fewer disruptions, and achieves maximum return on investment.
